The largest new apartment development of 2022 in San Diego County opened Thursday at Millenia in Chula Vista.

The Avalyn, an eight-building rental community with a total of 480 units, is a development of the Minneapolis-based Ryan Companies.

“The city of Chula Vista has become a hub for luxury apartment living and we are thrilled that The Avalyn will provide high-quality residential options for the community,” said Mike Mahoney, west region president for Ryan.

Mahoney was joined by Chula Vista Mayor Mary Casillas Salas and other city officials at a ribbon-cutting outside the leasing office.

The Avalyn’s three- and four-story buildings are clustered around a pool and spa with pickle ball courts, dog parks, a community garden and a fitness center. Leasing options include one, two, and three-bedroom apartments, as well as two-story lofts, live-work units, and three-story townhomes.

“We’re excited to welcome The Avalyn to Millenia,” said Guy Asaro, president of Meridian Development, master developer of Millenia. “Residents will be surrounded by amenities, including the future high-energy nucleus called The Mix, a spirited district we’ve envisioned with breweries, tasting rooms, bistros, wellness studios, and a Maker’s Plaza for craftsmen and artisans.”

The new property helps fill the demand for housing in Chula Vista, which grew by nearly 32,000 people from 2010 to 2020, according to the U.S. Census Bureau.

The Avalyn is a partnership with equity partners MetLife Investment Management and Allstate Investments, and lenders City National Bank, Vectra Bank Colorado, and MidFirst Bank. Legacy Partners is the property manager. Ark Architects of San Diego designed the project.
