Sudberry Properties and Ayres Hotels broke ground Tuesday on Millenia Commons, a 131,800-square-foot lifestyle shopping center with a 135-room boutique hotel in the South Bay.

Millenia Commons will be the primary retail component of the 210-acre Millenia master-planned community, which is designed to be the urban center of South San Diego County. The 12.5-acre center is scheduled to open in the fourth quarter of 2018.

Among the retailers and restaurants already committed are HomeGoods, Cost Plus World Market, Ross Dress for Less, buybuy Baby, Mattress Firm, Hurricane Grill & Wings and Papagayos Grill & Cantina.

The project, which will occupy both sides of Millenia Avenue near the South Bay Expressway, will feature contemporary urban design with an emphasis on walkability and outdoor gathering spaces.

“We’re excited to become a part of Millenia — and obviously so are a large contingent of nationally recognized tenants,” said Colton Sudberry, president of Sudberry Properties. “We’ve enjoyed a great response from best-in-class retailers and restaurants that share our enthusiasm for this future urban hub.”

The Ayres Hotel, which is scheduled to open in a year, will be the hotelier’s second in San Diego County and 22nd in Southern and Central California.

“Ayres Hotels is excited to become a part of the dynamic Millenia master plan,” said Bruce D’Eliscu, principal of Ayres Hotels of Southern California. “We are poised to take full advantage of future business growth and the strong South County economy.”

Designated a Smart Growth Urban Center by the San Diego Association of Governments, Millenia is planned to ultimately have 3,000 multifamily residences, 2 million square feet of office space, and 1.5 million square feet of retail, hospitality, civic and mixed-use projects.

The community will also have six urban parks, woven together with a system of tree-lined promenades, bikeways and plazas.
