
BH Properties has announced a remodel and rebrand of San Diego’s Hazard Center, the 135,000-square-foot retail complex in Mission Valley.
The project will include a full renovation and a new name: “The Landing at HZRD.”
Located next to state Route 163 at Friars Road, the center will shift toward a more modern, lifestyle-oriented retail experience, blending national tenants “with a local feel.”
The design, by RDC Collaborative, calls for a cleaner look, updated landscaping, new outdoor areas and a central plaza featuring seating, retail kiosks, a fire pit and space for community events.
“The Landing at HZRD reflects our strategy to reimagine the property as a curated lifestyle destination,” said Jim Brooks, president of BH Properties, based in Los Angeles. “This remodel and acquisition represent a key part of our expansion on the West Coast.”
Taylor Reid, senior asset manager, said, “We’re building something uniquely Mission Valley – a place where community, commerce, and culture intersect. This is more than a name change – it’s a commitment to revitalization.”
The remodel is expected to wrap in 2026. Along with a fresh design and event-friendly spaces, the center will offer more visibility from SR-163 and easier traffic flow thanks to a widened entrance off Frazee Road.
The Landing will aim to attract a mix of luxury retail, food and beverage, wellness, entertainment and service brands. One major change: a portion of the existing parking field will be converted into a “park-like setting” to bring people together.
The larger Hazard Center asset, which BH acquired in August 2024, also includes a 15-story, 270,000-square-foot office tower. This San Diego investment joins other recent BH retail acquisitions, including Pacific Place in Seattle and Anchorage Square in San Francisco.
